The Cornerstone at Westford shopping plaza, home to Market Basket and more than two dozen other retailers and restaurants, has been sold for $74 million to a national shopping center owner.

Jacksonville, Florida-based Regency Centers announced it has acquired the approximately 236,000-square-foot shopping center from Westford-based RA Ventures. According to the Boston Business Journal, the deed had not yet been publicly recorded as of July 29.

Located at 175 Littleton Road near Interstate 495, the shopping center is anchored by Market Basket and is about 98% leased. Other tenants include Marshalls/HomeGoods, Petco, Burton’s Grill & Bar, Panera Bread, Five Guys and Eastern Bank.

In a statement announcing the acquisition, Sean Mirkov, Regency Centers’ vice president and market officer, said opportunities to acquire Market Basket-anchored shopping centers in Greater Boston are uncommon.

“Cornerstone at Westford checks every box we look for: a proven grocery anchor, a durable tenant mix, and a supply-constrained trade area,” Mirkov said.

The shopping center was developed by RA Ventures and opened in 2012 as one of Westford’s largest commercial developments, bringing a new Market Basket along with retail, restaurant and medical office space to the Route 110 corridor. The plaza encompasses roughly 240,000 square feet on about 31 acres, according to BBJ.

WestfordCAT previously reported that Cornerstone Square represented the town’s most significant retail development along Route 110 and has been a major commercial destination since its opening.

No changes to the shopping center’s tenants or operations have been announced.
