Four Initial Bids In Search For Rec Department’s Temporary Home

A set of preliminary bids have been received in the Westford Recreation Department’s quest for a temporary new home.

In April, the Board of Selectmen authorized a Request for Proposals regarding a temporary space for the Recreation Department. The deadline for that request concluded just before Independence Day weekend, resulting in four proposals.

Ryan Development of Lan Drive submitted two of the proposals: one on Lyberty Way and another at 364 Littleton Rd., the building currently home to Achieve Taekwondo and BB Kidz Club.

Submissions were also submitted by WhiteTail LLC and Yule Development Co.

WhiteTail’s bid is located at 334 Littleton Rd., across from the Ninety Nine Restaurant. Yule’s bid is situated at the former Courier Building on Town Farm Road, almost directly across from the Recreation Department’s former home at the historic Town Farm Building.

Yule’s proposal is the least expensive, ranging from $3,750 to $2,812 per month depending on length of the lease. However, the town would be responsible for paying miscellaneous utilities outside of electricity, heat and water.

WhiteTail’s bid ranges from $7,450 to $6,366.67 per month depending on length, without the possibility of a one-year lease and Ryan’s Littleton Road bid ranges from $16,354.17 per month for a one-year lease, dropping down to a range of $5,396.99 to $5,069.79 per month.

Ryan’s Lyberty Way bid ranges from $16.50 to $15.50 per square foot for leases ranging from three to ten years, with a $50 per square foot offer for a one-year lease.

Additional details on each of the spaces was not immediately available.

In a memorandum from Town Manager Jodi Ross, the ideal situation for a leasing cost would come in at approximately $67,500 for two to five years. And although the Request for Proposals asked for approximately 4,500 square feet to be divided among office and programming space, the possibility exists for the office space and programming space to be at separate locations.

An additional Request for Proposals is also investigating possible modular units that could be used for the Recreational Department’s office space. Modular units have also been discussed as a way to house less space-intensive programs, such as a practice facility for Westford/Littleton Community Crew, which was formerly housed at the Town Farm Building as well.

Results from that Request for Proposals is expected to conclude later this month.
